We are hiring an experienced Construction Project Manager to work for a principal contractor, not client, with brickworks and fit-out experience to project manage and supervise a new build residential project in central London and report into the company Directors. The tight location of this site needs a somebody who can deal confidential and professionally with all the parties concerned in the local area. You will organise and oversee construction procedures and ensure they are completed in a timely and efficient manner. This is not a site manager or construction manager role.

You must have a proven track record managing projects within the housebuilding/residential sector, together with all the relevant certificates required. You must have the ability to provide confident leadership, especially from a Commercial, Design, Construction, Sales and Health & Safety perspective. We are looking for someone with excellent management skills and who can drive the site team to a strict programme plans, to time and budget.

Key responsibilities

  • Overall responsibility for successfully delivering all construction projects on time and within agreed budget with overall accountability for the P&L of your projects.
  • Working closely with all direct operatives and sub-contractors, ensuring that planned works are completed on time whilst minimising disruption to residents and the public.
  • Supervising and overseeing the direction of the project, ensuring that the client’s specifications and requirements are met, reviewing progress and liaising with quantity surveyors to monitor costs.
  • Managing the day-to-day work on site, ensuring that workers adhere to construction plans and safety targets.
  • Liaising with the client, other construction professionals and, sometimes, members of the public.
  • Finding ways to prevent problems and to solve any that crop up
    assessing and minimising risk
  • Writing reports and keeping on top of paperwork
  • Identify materials, workforce, tools etc needed for the project phases and arrange purchases and deliveries accordingly.
  • Monitor stocks to timely handle inadequacies
  • Timely support and advice in the selection of finishes that require the customers’ involvement so that ordering and delivery won’t create disruption and delays.
  • Deal with sub-contractors and suppliers to solve and unblock any issue related to delays, amendment of orders and other delivery issues.
  • Constantly monitor the expenditure per each activity, material, labour and finishing, so to keep the budget in check.
  • Ensuring that the works are constructed in accordance with the client and company’s requirements.
  • Previous experience managing RC Frame and Traditional Build as a Site Manager on JCT Design & Build residential projects is ideal.
  • Working day to day along the commercial team.
  • Working to the programme of work and strategy for the project.
  • Implementing the Company Health & Safety Procedures including safety inspections of the site and ensuring regulations relating to health & safety are being met.
  • Run, manage and report weekly meetings.
  • Maintain and update project reporting and planning.

Vital skills and experience we expect from you

  • English language proficiency
  • Experience of working as a Site Manager/Project Manager in a new build Houses and Flats, starting from foundations, slabs and brickwork, from foundations to roof, structural steel, new floors, new roof structure, new electrical & gas power and water connections etc.
  • Ability to communicate effectively across all levels.
  • A strong work ethic allowing you to deliver upon your deadlines.
  • Proven track record on construction projects from start to finish.
  • In-depth understanding of construction procedures and material and project management principles.
  • Good knowledge of building methods and regulations.
  • Hold valid SMSTS, CSCS, First Aid at work, NVQ3 minimum.
  • 3+ years' experience.
  • Previous UK Construction experience.
  • Able to handle politics.
  • Familiarity with quality and health and safety standards.
  • Good IT knowledge – Microsoft Office, SharePoint, Microsoft Teams etc.
  • Familiarity with construction/ project management software.
  • Outstanding communication and negotiation skills.
  • Excellent organisational and time-management skills.
  • A team player with leadership abilities.

Nice to have skills and experience

  • Degree in civil/structural engineering or architecture.
  • Membership of the Chartered Institute of Building.
  • Having worked with a main contractor or developer.
  • Previous experience in a contract’s manager role.
